Mortar cures through the same hydration process as parging — Portland cement reacts with water over time to form strong bonds. Below 5°C, this reaction slows to a near standstill. Below 0°C, the water in the mortar freezes and expands, destroying the crystalline structure before it can form. The result is mortar that looks set on the surface but is internally fractured and has almost no compressive strength. It will wash out or crumble under the first spring rains, and you will have paid for work that needs to be completely redone.

The practical concern in the GTA is that mortar joints on brick homes are often at their worst in fall, when homeowners notice crumbling joints and want them repaired before winter. The instinct is right — deteriorated mortar joints allow water penetration that leads to severe freeze-thaw damage over winter. But the fix needs to happen while temperatures are still reliably above 5°C day and night for at least 7 days after the work is completed. In most GTA years, this means September through mid-October is the realistic fall window for tuckpointing. After that, you are gambling on the weather.
