Mortar selection is critical on older GTA chimneys: homes built before 1920 with soft lime mortar and hand-made brick must be repointed with lime-based mortar (Type O or Type K), not modern Portland cement mortar (Type S or N), which is too hard for the soft brick and causes spalling as the brick is unable to flex with thermal movement. This is a common error made by inexperienced contractors on historic Toronto homes in Cabbagetown, the Annex, Riverdale, and Parkdale. Chimney crown repair addresses the concrete or morite cap at the top of the chimney that sheds water away from the flue opening. Most GTA chimney crowns are improperly constructed — a thin skim coat of mortar rather than a proper cast concrete cap with a drip edge overhang. These inadequate crowns crack within a few years, allowing water directly into the chimney core. A proper crown is a 2-to-4-inch-thick concrete cap reinforced with wire mesh, sloped away from the flue liner, with a minimum 2-inch overhang creating a drip edge on all sides. Stainless steel chimney caps with mesh screens prevent rain entry into the flue and keep animals and debris out. Flashing — the sheet metal connection between the chimney and the roof surface — is the other critical water management component. Step flashing integrated with counter-flashing cut into the chimney mortar joints provides a watertight transition that accommodates the differential movement between the chimney and the roof structure.
