How do I know when my brick home needs tuckpointing versus a full repointing job?

Question

How do I know when my brick home needs tuckpointing versus a full repointing job?

Answer from Parging IQ

The difference comes down to how deep the mortar deterioration goes. Tuckpointing involves applying a thin layer of fresh mortar over existing joints that are still mostly sound but showing surface wear. Full repointing means grinding out the old mortar to a depth of at least 20mm and replacing it entirely with new mortar. Knowing which one your home actually needs saves you from either overpaying for work you don't need or underpaying for a surface fix that fails within a few years.

Run a simple test on your mortar joints. Take a flat-head screwdriver or a car key and drag it firmly across the mortar between the bricks. If the mortar is hard and you can only scratch the surface, tuckpointing may be sufficient — the mortar is still structurally sound and just needs a cosmetic refresh. If the mortar crumbles, flakes, or you can dig into it more than 5–6mm with moderate pressure, the joint has deteriorated beyond what surface tuckpointing can fix, and full repointing is required. If you can push the screwdriver in 10mm or more, or if mortar is visibly missing, loose, or falling out in chunks, the joints are in advanced failure and repointing is urgent before water damage accelerates.

Another visual test is to look at the mortar profile. On a healthy brick wall, the mortar joints should be flush with the brick face or slightly recessed in a consistent, tooled profile. If the mortar has receded more than 6mm behind the brick face, or if you can see gaps, voids, or daylight through the joints (especially on foundation walls), full repointing is the only proper repair. Surface tuckpointing applied over deeply receded or crumbling mortar simply won't bond properly and will pop off after a couple of GTA freeze-thaw winters.

The age of your home is a strong indicator. Pre-1940s homes across Toronto — in neighbourhoods like Cabbagetown, the Annex, Roncesvalles, Leslieville, and Old East York — typically need full repointing if the mortar has never been replaced. Original lime mortar from that era has often reached the end of its useful life after 80–100+ years of GTA freeze-thaw cycling. These homes also require lime-based mortar (Type O or Type K) for repointing, not modern Portland cement, which is too hard for the softer heritage brick and will cause the brick faces to spall and crack. Post-war homes (1950s–1970s) across Scarborough, North York, and Etobicoke with Portland cement mortar may only need repointing in the most exposed areas — typically the north and west-facing walls that take the worst weather.

Cost comparison helps frame the decision. In the GTA, surface tuckpointing runs $8–$12 per square foot, while full repointing costs $10–$30 per square foot because of the labour involved in grinding out old mortar to the correct depth. However, tuckpointing applied where repointing is actually needed typically fails within 2–4 years and then you pay for the full repointing anyway, plus removal of the failed tuckpointing. Getting it right the first time is always cheaper.

When in doubt, have a qualified mason inspect the mortar in person. They can assess mortar depth, hardness, and bond strength across different exposures of the home and recommend tuckpointing for sound areas and repointing for deteriorated sections — many homes need a combination of both. Ensure any mason you hire carries valid WSIB coverage as required in Ontario.
